About Sebastian

A real person on the other end of the phone.

I got into mortgage lending because buying a home is one of the biggest financial decisions most people ever make and far too many people go into it without anyone explaining what's actually happening.

My job is to change that. We start with a conversation about where you are and where you'd like to be. I walk you through your numbers, your options, and the trade-offs in plain English (or Spanish), then help you decide what makes sense for you.

You'll always know what's happening with your file, what's next, and who to call. No runaround, no jargon, no pressure.

Education first

You'll understand every number before you sign anything.

Responsive

Calls and texts get answered (even on weekends).

Bilingual

Full service in English and Spanish.

Featured Specialty

VA Loans — using the benefit you earned.

For veterans, active-duty service members, and eligible surviving spouses. VA financing is one of the strongest loan programs available, and it's worth understanding before you assume anything about what you qualify for.

Who may qualify

Veterans, active-duty service members, certain National Guard and Reserve members, and eligible surviving spouses.

How entitlement works

Your entitlement is what the VA guarantees to the lender. I'll pull your COE and explain what yours allows — including if you've used it before.

Down payment

Many eligible borrowers can finance without a down payment, subject to entitlement and qualifying.

Mortgage insurance

VA loans don't carry monthly mortgage insurance. There is typically a one-time funding fee, which some borrowers are exempt from.

Closing costs

There are limits on what a VA borrower can pay, and seller or lender credits are often part of the strategy.

Residual income

The VA looks at what's left over each month, not just your ratios — which is why some buyers qualify here when they don't elsewhere.

Refinance options

IRRRL streamline and cash-out options exist for homeowners already in a VA loan.

Home Loan Options

Find the program that fits your situation.

Every borrower is different. Here's a starting point — the right answer comes out of a conversation.

VA Loans

For eligible veterans, active-duty service members, and qualifying spouses. Competitive terms and no monthly mortgage insurance.

First-Time Homebuyers

Never done this before? That's the whole point of me.

If any of these sound like you, you're exactly who I built this process for:

  • "I don't know where to start."
  • "I don't know how much I can afford."
  • "I don't have a large down payment."
  • "I'm worried about my credit."
  • "I don't understand the mortgage process."
  • "I'm not sure if I'm ready."

Current Homeowners

Already own? Let's look at what you have.

Refinancing isn't automatically the right move — it depends on your rate, timeline, equity, and goals. What I can do is show you the actual math so you can decide.

  • Lowering your monthly payment
  • Shortening or extending your term
  • Accessing home equity
  • Consolidating higher-interest debt
  • Removing mortgage insurance
  • Understanding your current loan
